We’ve worked with our architects to draw up the best floorplan for each land lot - floorplans that are true to our promise of clever design. We’ve then worked with our customers to understand their personal preferences, like adding a fifth bedroom or butler’s pantry. The result – a base floorplan with a few, carefully considered variations to choose from.

Frequently Asked Questions

What’s the process for buying a home and land package?

With us, it’s as simple as:

  1. Choose your home and land package.
  2. Sign a sales advice and pay a $5,000 holding deposit ($4,500 refundable if you change your mind within 5 days).
  3. 10 days later, sign the land contract and pay 10% of the land, and sign the home contract.
  4. Customise your home with our Customer Care Manager. We quote your selections on the spot so you don’t need to go through a tender process. When you’re happy with your design, we’ll have your home contract updated if need be.
  5. When the land registers in your name, pay the 90% balance of the land. This is called ‘land settlement’.
  6. Fund your home build in installments per the ‘progress payments schedule’ in your home contract.
What’s the tender process?

A lot of home builders have a tender process. It basically means that you get the final price of your home, after you’ve signed the home contract and then gone through their studio of façade and interior selections. The home contract may have the base price of your home – this is the bare minimum specification of your home and you can’t easily get out of this contract once you’ve signed. You might then be ‘upsold’ on appliances, hardware, cabinetry, etc. in their studios – your selections are added to the home contract as a variation. If you want to turn back, you may need to pay for another tender i.e. quote.

North Homes is different. We don’t have a tender process. When you sign the home contract, you sign the fixed-price of the home. We offer a range of selections in our studio but they’re all within the best-in-class price range of your contract. If there’s a few upgrades bundles you’re interested in, up to you. We’ll price them for you on-the-spot and you won’t need to pay for another tender / quote. We’ll then update your home contract, no extra charge.

What’s a fixed-price package?

A fixed-price package means that no matter what issues the builder might face – like hitting rock when excavating your land or falling behind because of authority approvals – you don’t wear the cost.

At North Homes, the price in your home contract is the price. No sneaky clauses to protect our wallet. Just transparency to help you plan yours.

Does my home price include site costs, BASIX and Council approvals?

Yes. Why on earth do some home builders still provide quotes that don’t include the bare bones of home? Beyond us. Not us. Let’s Move Forward.

How long will it take to build my home?

North Homes provides an estimated timeframe to build your home in your home contract. We’re not free of clauses. Yes, we have them. Only, our clauses protect you from us being late. Talk to us about how we would repay you on the rare occasion that we don’t deliver on our promises. Refreshing, right?
