Beyond the initial planning stage which deals with home design and land suitability, the process of building your own home involves six key steps. By being prepared for each step, new home owners can help ensure it’s a smooth process. We discuss each step below.
- The Base Stage – The land is prepared to be built upon by levelling, excavating, and installing underground infrastructure systems such as plumbing, electrical, and storm water systems. Then the concrete slab foundation is laid to complete this stage.
- The Frame Stage – The walls, windows, and door frames are marked and constructed. By the completion of this stage, the entire skeleton on the house is completed.
- The Enclosed Stage – The external areas of the house including walls, brickwork, roof cover, guttering, and external doors are completed. By the end of this stage, the house is fully enclosed and can be locked up.
- The Fixing and Fit-Off Stage – During the Fixing stage, internal fixtures such as internal doors, stairs, kitchen, ceilings, wall plasters, and skirting boards are installed. And during the Fit-Off stage, final design features such as benchtops, mirrors, garage door, shower screens, cabinetry, tapware, shelving, tiling, and cornices are installed. The walls are also painted and the ducted air conditioning, electrical, plumbing, and security is completed.
- The Practical Completion Inspection – The house is ready for inspection by the owner. The builder will walk the owner through the house demonstrating all features and functions. Any defects are noted so they can be addressed by the builder.
- The Handover – The key is handed over by the builder to the new owner as their new home is complete.
